Specialty Heating & Cooling in Columbia, TN
Not every heated and cooled space in Maury County runs on a furnace and ducts. Rentals and motels run PTAC units through the wall, sunrooms and older homes run window units, whole streets of no-duct houses heat with electric baseboards or radiant floors, and a growing number of additions run Mitsubishi ducted units hidden in a closet. Most shops treat all of that as somebody else's problem. We service and replace it, from the Columbia shop at 1230 Industrial Park Rd, Suite 104 — call (931) 774-2042 and name the unit; that is enough to route the call.

The specialty systems, one by one
| System | Where we see it | Repair or replace — how the call usually goes |
|---|---|---|
| Window AC units | Older homes, sunrooms, garage apartments, shops | Coil cleaning and fan work on a sound unit; replacement when the compressor is gone — and an honest word when a mini-split would serve the room better for the same money over time |
| PTAC / through-wall units | Rentals, motels, assisted living, in-law suites | Motors, boards, and cleaning are repairs; compressor failure on an old chassis is a swap into the existing sleeve — landlords can group several units into one visit |
| Electric baseboard heat | No-duct homes, additions, bathrooms | Thermostats and elements are repairs; the bigger question is cost of heat — we price the mini-split route beside the repair when a house heats this way in every room |
| Radiant floor and ceiling heat | Slab homes, bathrooms, older electric-heat houses | Controls and thermostats first; a dead loop or cable section is located before anyone talks about tearing up a floor — and the boiler-fed radiant side lives on the boiler page |
| Mitsubishi ducted units | Additions, finished attics, older homes taking a short duct run | Full mini-split service — filters, drains, charge — on a handler hidden in a closet or attic instead of a head on the wall |
Why these systems get skipped — and what that costs
Specialty units sit outside the standard truck stock and the standard script, so they get quoted a replacement by default. That is how a PTAC with a failed fan motor becomes a new-unit sale, and how a baseboard house gets told to "just put in ducts" at construction prices. The fix is the same discipline as any other page on this site: test the unit, name the failed part, price the repair and the replacement in writing, and let the numbers argue. A window unit or PTAC that cools the room it serves, at a repair price that makes sense against its age, should be repaired — and when replacement is the right call, the sleeve, the circuit, and the room's real load decide what goes in, not what is on the truck.
Rentals and multi-unit properties
- Grouped visits: several PTAC or window units at one property handled in one run — tested, cleaned, and reported unit by unit, so an owner sees which units are sound, which need parts, and which are on their last season.
- Findings in writing for the owner: the same written-price rule as house calls, addressed to whoever approves the spend, while the tenant gets the heat or cooling back on.
- Turnover checks: between tenants is the cheapest time to catch the clogged PTAC coil and the baseboard thermostat that reads ten degrees off. Booked as a maintenance visit, it beats an emergency call in the first cold week of a new lease.

Specialty System FAQs
My rental has a PTAC unit that rattles and barely cools. Repair or replace?
PTACs — the through-wall units under hotel and rental windows — are priced so that the answer turns on the fault. A fan motor, control board, or a deep coil cleaning is repair work. A dead compressor on an old unit is usually a replacement, and the swap is quick because the sleeve is already in the wall. We test it and price both in writing; for landlords with several units, we will run them as one grouped visit.
Our house has electric baseboard heat and no ducts. What are our real options?
Three honest ones. Keep the baseboards and service them — they are simple, silent, and zone-by-room by nature, but they are the priciest way to heat per degree. Add a ductless mini-split for the main living areas and keep baseboards as backup — the route most no-duct houses here take; it is covered on our mini-splits page. Or price a full ducted system, which is construction as much as HVAC. We will price the routes that fit your house and say which one we would do, and why.
What is a Mitsubishi ducted unit, and how is it different from a wall-head mini-split?
It is a mini-split that does not hang on the wall. A compact air handler hides in an attic, closet, or short duct run and feeds a few rooms through small ducts, so you get mini-split efficiency and zoning without a head in every room. It suits additions and older homes where a short duct run is possible but a full duct system is not. Sizing and placement follow the same room-by-room load work as any mini-split — see the mini-splits page for that method.
The odd systems are our systems too.
Call the Columbia shop and name the unit. If it heats or cools a room in Maury County, we will test it and price it straight.
